<p>The decades between the 1970&rsquo;s and the 1990&rsquo;s saw a massive decline in Asbury Park real estate. Once a place for rock and roll musicians the city of Asbury Park was destroyed by riots in the 70&rsquo;s. The city gradually declined and crime became a constant problem. Much of the city&rsquo;s notable real estate was abandoned, many of the buildings being torn down. Homes were also left vacant or housed people involved in criminal activity. The beach was no longer a drawing point for families or young couples. Over the past decade, the city has slowly seen improvement in both residential and commercial real estate and development. </p>

<p>The late 1990&rsquo;s began a new beginning for Asbury Park. A billion dollar redevelopment project was underway for the boardwalk and real estate developers were planning oceanfront condos. New Yorkers, used to spending thousands of dollar on rent, became interested in the single family homes available for cheap. Young couples began buying starter homes in Asbury Park and impressing friends and family with the size of the home, the proximity to the beach, and the low cost of the price tag. A renaissance was happening in Asbury Park.</p>
<h3>Homes for Sale</h3>
<p>Ranked as having the sixth best beach in New Jersey, Asbury Park is a magnet for people and families who enjoy living on the shore. With the price of single family homes ranging below $70,000 just a few years ago, many people who purchased then are seeing a mass appreciation of their home&rsquo;s value. A home purchased in the late 80&rsquo;s or early 90&rsquo;s may sell for three times its original purchase price. </p>
<p>One issue the city has dealt with in the redevelopment phase is the grandfathering in of single family homes that were converted into multi-family dwellings. After the riots, many property owners converted their single family homes into rental units. Some of these homes still exist today, but most have been converted back into single family homes. The city no longer allows for the home conversions. The redeveloped homes boast custom floors, windows, counters, and other amenities. </p>
<p>With new businesses opening along the Jersey shore, Asbury Park real estate is once again a desirable investment for homebuyers and investors. Many of the redeveloped homes are within walking distance from the beach and the boardwalk, where all of the nightlife and social activity takes place. A younger crowd is definitely drawn to Asbury Park, with many young couples finding affordable start homes.</p>
<h3>Business Property for Sale</h3>
<p>The boardwalk is home to many new restaurants serving up a variety of different foods. Hot clubs and bars also draw a crowd at night, making Asbury Park a wise business location for investors. The Stone Pony is probably the most notable bar on the boardwalk, with many Bruce Springsteen fans considering it the place he got his start. For this reason, many investors show interest in Asbury Park. </p>
<p>The redevelopment of the boardwalk has allowed for more than just bars and clubs to prosper. Commercial businesses, stores, antique shops, and museums have all found a place in the city. <a href="http://www.asburyparkrealestate.org" target=_self>Asbury Park Real Estate</a> professionals have seen a climb in requests for both commercial and residential property listings. Asbury Park&rsquo;s close proximity to New York has New York investors clamoring to snatch up some property. The renaissance of this ocean side city has once again made it a desirable place to live and visit.</p>

Surprisingly, after all the hours of studying and reading the material from my book; I somehow failed the exam.  Once I go the results, I noticed I was 10 questions away from having a passing score on the exam.  I&#8217;m still very disappointed about my performance.  Since I am a student taking other summer courses; passing the real estate exam is a goal I want to complete soon.  </p>
<p>Overall, I must admit that I never learned how to actually &quot;study&quot;.  I&#8217;ve always been a mediocre test taker in my past.  How do I study effectively in regards to real estate? I want to read and fully comprehend with all the material from the book.  Please help me with some tips or advice; I&#8217;m a 20 year old community college student with hopes to begin a career in real estate.  Thanks.<br />

Real Estate Law, Ethics, Real Estate Math?</p>
<p>Take it seriously.  do not study with music on, while texting, while playing on FaceBook.  The RE exam is a serious test.  Take studying seriously in order to pass it.</p>
<p>I recently had to take the national mortgage licensing exam after being in the business for quite some time.  News reports had it that 65% of people failed first time out.  Because they felt the knew the material since they&#8217;re in the business.  I treated it like my life depended upon passing.</p>
<p>Take it seriously.</p>

<p>- New Jersey&#8217;s geography is very unique, it is directly across the border from both Philadelphia and New York City, making it the center of the Northeast Corridor.</p>
<p>- Atlantic City is where the street names came from for the game Monopoly (although there have been updated versions recently).</p>
<p>- The first baseball game was played in Hoboken. It&#8217;s now the great American sport.</p>
<p>- Atlantic City has the first and longest boardwalk in the world.</p>
<p>- Picturesque Cape May holds the distinction of being the oldest seashore resort in the United States and one of the most unique.</p>
<p>I know this is a great deal of points, I just want to see if we have any more noteworthy ones. I recently started to get to know New Jersey, and I&#8217;m reaching out to the online world to extend that familiarity. 			<content:encoded><![CDATA[<p>Scott Bigelow was, among other things, a globetrotter. </p>
<p>Better known as Bam Bam Bigelow, he spent more than two decades crisscrossing the United States, Japan and Europe, rubbing elbows and swapping blows with some of professional wrestling&#8217;s biggest names.</p>
<p>Bigelow retired a few years ago, but life after wrestling wasn&#8217;t always sweet. He suffered from chronic injuries sustained in the ring, endured a bitter divorce and was involved in a motorcycle wreck that nearly killed his girlfriend.</p>
<p>For Bigelow, the pain is over.</p>
<p>The Pasco County Sheriff&#8217;s Office said he was found dead Friday morning in a house at 12314 Morgan Road, just north of State Road 52. </p>
<p>&quot;We got a call at 10:22 a.m.,&quot; said sheriff&#8217;s spokesman Doug Tobin. &quot;He was found by his girlfriend.&quot;</p>
<p>The cause of death was unknown Friday. There didn&#8217;t appear to be foul play, but the sheriff&#8217;s office is awaiting autopsy results, Tobin said.</p>
<p>Bigelow&#8217;s death shook friends and family, as well as the wrestling community. Survivors include daughter Ricci and sons Shane and Scott, who live with his ex-wife in New Jersey.</p>
<p>&quot;He was a good guy, very good, with a good heart,&quot; said wrestler Jerry Sags, one-half of renowned tag team The Nasty Boys and a longtime friend of Bigelow&#8217;s.</p>
<p>Sags and Bigelow had worked together recently on local and regional American Combat Wrestling promotions for which Bam Bam often gave advice to ACW wrestlers like &quot;Roughhouse&quot; Ralph Mosca, Sideshow and David Mercury.</p>
<p>&quot;In a lot of ways he was just a big teddy bear that had that New Jersey [vibe] about him,&quot; Sags said. &quot;My last conversation with Bam Bam, I saw the state he was in and I said, &#8216;Man, we&#8217;ve lost 40 of our friends [in recent years]. I&#8217;m tired of going to funerals. Don&#8217;t let it happen to you.&#8217;&quot; </p>
<p>Dave Meltzer, founder and owner of the Wrestling Observer Newsletter, said there is a recent trend of pro wrestlers dying relatively young.</p>
<p>&quot;The number of wrestlers 45 and younger who have died in the last decade is just ridiculous,&quot; he said. &quot;It wouldn&#8217;t surprise me if it&#8217;s 100. I was tracking it until it got so ridiculous. When &#8216;Real Sports with Bryant Gumbel&#8217; did a story on it a few years ago, I had the number at 67.</p>
<p>&quot;Some were car accidents and a few freakish things, but a lot of them were&quot; drug-related.</p>
<p>He Could Do It All<br />
Bigelow was known for the fiery tattoo that covered his skull and uncanny agility for a man of nearly 400 pounds. </p>
<p>Brian Knobbs, the other half of The Nasty Boys, was a friend of Bigelow&#8217;s, as well as a foe in the ring.</p>
<p>Bigelow &quot;not only had the look, but he was a tremendous athlete. He did tons of crazy stuff off the top rope,&quot; Knobbs said. &quot;Me and him had a WCW hardcore championship of the world match in St. Louis. We fought all over the building, even in the concession stand. He wound up beating me.</p>
<p>&quot;Bam Bam could do it all. He could scientifically wrestle and come off the top rope with the flying head butt. Plus, he could barroom fight like the Nasty Boys. He was one of the best hardcore wrestlers around.&quot;</p>
<p>Meltzer said he followed Bigelow&#8217;s career from his early days as a star in New Japan Pro Wrestling.</p>
<p>In the mid-1980s, and at nearly 400 pounds, he performed drop kicks and other aerial maneuvers, and perfected a finishing move he called &quot;Greetings From Asbury Park.&quot;</p>
<p>&quot;Now there are some huge football players [with that kind of agility], but back then I&#8217;d never seen anything like him. Nobody had,&quot; Meltzer said.</p>
<p>Bigelow&#8217;s exciting style made him a regular in the World Wrestling Federation, World Championship Wrestling and Extreme Championship Wrestling, among other organizations, and he was often seen on national television broadcasts.</p>
<p>But his bone-crunching approach probably shortened his career.</p>
<p>In an interview last year, Bigelow said that he once was 6-foot-3, but was then 6-foot-1. He attributed his diminishing frame to back surgeries.</p>
<p>A Natural In Nature Boy&#8217;s Class<br />
Scott Charles Bigelow was born and raised in New Jersey, where he was an All-American wrestler in high school. After turning down a college scholarship, he earned money as a bounty hunter.</p>
<p>Eventually, Bigelow enrolled in a New Jersey professional wrestling school run by &quot;Nature Boy&quot; Buddy Rogers, a wrestling icon.</p>
<p>Bigelow, who could bench-press 600 pounds and run 100 yards in 11 seconds, was a natural. During his career, he shared a ring with the likes of Andre the Giant, Bret &quot;The Hitman&quot; Hart, Hulk Hogan and scores of others. </p>
<p>Unfortunately, the hard knocks didn&#8217;t end with his retirement.</p>
<p>On Oct. 5, Bigelow was driving a 1998 Harley-Davidson motorcycle on State Road 50 in Hernando County when he wrecked on wet pavement. His girlfriend, Janis Remiesiewicz, was critically injured. </p>
<p>The Florida Highway Patrol said the motorcycle was traveling 80 mph to 90 mph when it crashed.</p>
<p>Bigelow was charged with driving under the influence with serious bodily injury, driving under the influence, driving without a motorcycle license and driving with a suspended New Jersey license. The case was not resolved when he died. </p>
<p>On Friday, friends preferred to remember the good times.</p>
<p>Mosca, the ACW wrestler, said he became friends with Bigelow after he started helping with local promotions.</p>
<p>&quot;I did everything in my power to try and get him back involved&quot; in wrestling, he said. &quot;I&#8217;d challenge him from the ring when he was in the audience.&quot;</p>
<p>Mosca&#8217;s tactics worked.</p>
<p>He and Bigelow became partners and recently won the ACW tag-team title.<br />
<br />That&#8217;s sad.  I liked watching Scott wrestle.  He will be missed.</p>

<p>I&#8217;m a newly minted Realtor, the space is for my fathers business.</p>
<p>It was my belief that the the commission for a commercial deal like this was paid by the Landlord. However he listed it on the MLS as a residential space, though it is clearly commercial.</p>
<p>We haven not signed anything yet, but he is claiming a few thousand in commissions that would be due to him after signing.</p>
<p>Is this conduct incorrect.<br />
<br />It is often divided, you need to talk to the owner, work out the contract.  If you can&#8217;t handle it maybe dad should get someone else.   You are supposed to be negotiating the deal.</p>
<p>Additionally all commissions are split 50/50, so yes, he is going to be getting a pay check, half the commission.</p>
