    A few days ago, I took my real estate salesperson exam in NJ. Surprisingly, after all the hours of studying and reading the material from my book; I somehow failed the exam. Once I go the results, I noticed I was 10 questions away from having a passing score on the exam. I’m still very disappointed about my performance. Since I am a student taking other summer courses; passing the real estate exam is a goal I want to complete soon.

    Overall, I must admit that I never learned how to actually "study". I’ve always been a mediocre test taker in my past. How do I study effectively in regards to real estate? I want to read and fully comprehend with all the material from the book. Please help me with some tips or advice; I’m a 20 year old community college student with hopes to begin a career in real estate. Thanks.

    do not study to the test. Although now that you’ve taken the test you have a better idea of the types of questions you’ll be asked.

    Take practice exams, determine what parts you need the most help on.
    Real Estate Law, Ethics, Real Estate Math?

    Take it seriously. do not study with music on, while texting, while playing on FaceBook. The RE exam is a serious test. Take studying seriously in order to pass it.

    I recently had to take the national mortgage licensing exam after being in the business for quite some time. News reports had it that 65% of people failed first time out. Because they felt the knew the material since they’re in the business. I treated it like my life depended upon passing.

    Take it seriously.

        You can file jointly if that will suit you both. That’s the best way so that you can pay taxes once.

          Use the link to see list of real estate schools licensed by state and contact them to see if they have an online option. There are some online real estate school companies but your state might not accept their credentials so make sure you contact your state licensing board first before paying for a class to make sure it will count.             we may be entering into a commercial deal with a landlord who is also the Realtor who listed the property.

            I’m a newly minted Realtor, the space is for my fathers business.

            It was my belief that the the commission for a commercial deal like this was paid by the Landlord. However he listed it on the MLS as a residential space, though it is clearly commercial.

            We haven not signed anything yet, but he is claiming a few thousand in commissions that would be due to him after signing.

            Is this conduct incorrect.

            It is often divided, you need to talk to the owner, work out the contract. If you can’t handle it maybe dad should get someone else. You are supposed to be negotiating the deal.

            Additionally all commissions are split 50/50, so yes, he is going to be getting a pay check, half the commission.

              I was told toget out of my lease now.. my lease it up 1/1/11. that i have to tell them I want a unconditional release from my contract with you as of 12/15/10. Is this correct?

              No. You cannot just break a lease because you ask for it. When you do break a lease it does not happen immediately. It does not work that way. Your lease is up in a couple weeks anyway so what is the point? If you want to move out you still have to give a proper 30 days notice that will expire after your lease does.

              I have a contract with a real estate firm that rents out my condo for the winnter and summer session. They always only have two in their office. What they do that I don’t like is if anybody wants to my place. They xerox their ID and give them the keys and let them see it by themselves. Well you know what can happen their. Another real estate agent told me that prodecure is against what a lic real estate agent should do. That agent told me that a real estate person always has to be with that person who wants to see a condo she or he is representing. Is this true??

              The agent has to be with them and should never give keys to a tenant before a contract is signed.

                Try studying.

                Would suggest taking a RE test prep class. They should have at least 10 practice prep tests that sort of mirror the state test. If you can pass those tests with an 85% you should be able to pass the state test.
